Pre-Development Analysis

Once engaged and objectives set, we begin with a pre-development analysis and assess the feasibility of multiple retail and mixed use solutions using four filters: a market and competitive environment assessment, a physical site evaluation, a zoning regulation review, and a detailed financial analysis.

Patterns + Trends

The Hartmann Group produces insightful and meaningful feasibility studies using ESRI geographic information system (GIS) service that enables its clients to visualize, question, analyze, and interpret data to understand demographic relationships, patterns, and trends. That data determines location and placement, appropriate sizing and optimal demand patterns for establishing successful retail, dining and entertainment concepts.

Curated Portfolio

THG then delivers a well curated and specific list of potential tenants that meets the established criteria of demand, commissions renderings and designs, builds a detailed operating and financial model, establishes the capital structure and presents the entire project with a detailed visualization portfolio. THG  develops the project and manages post-opening operations.
